Soft Washing

Low-pressure cleaning for roofs, siding and painted surfaces — the same organic growth removed, without forcing water where it does not belong.

What soft washing is

Soft washing cleans with solution rather than force. Instead of blasting a surface at high PSI, we apply a cleaning solution at roughly garden-hose pressure, let it do the work on algae, mildew, moss and bacteria, then rinse it away.

The result lasts longer than pressure washing alone, because the growth is killed at the root rather than stripped off the surface. And nothing gets driven under siding, behind trim or beneath shingles.

Surfaces that should be soft washed

Anything porous, painted, sealed or fastened in overlapping layers belongs on this list:

  • Asphalt shingle roofs — high pressure removes the granules that make a roof a roof.
  • Vinyl and aluminum siding — overlapping panels channel forced water straight into the wall.
  • Stucco, EIFS and Dryvit — a pressure washer will carve into the finish coat.
  • Painted wood, trim, soffit and fascia.
  • Cedar and composite where the grain would raise or fuzz.
  • Screens, awnings and canvas.
  • Older masonry with soft or deteriorating mortar joints.

Soft washing versus pressure washing

They are different tools for different problems, and using the wrong one is how exteriors get damaged.

  • Pressure washing uses force. It is right for concrete, brick pavers, parking decks and other hard, non-porous surfaces where the dirt is bonded to the surface.
  • Soft washing uses chemistry. It is right for anything that force would damage, and for anything where the problem is biological growth rather than ground-in dirt.

  • We walk the property with you and identify what gets soft washed and what gets pressure washed.
  • Plants, landscaping and anything sensitive gets covered and pre-wetted.
  • Solution goes on at low pressure and gets its dwell time — this is the part that actually matters.
  • Everything is rinsed down, and landscaping gets rinsed again on the way out.
  • We walk it with you before we leave.

How long does soft washing last?

Because the growth is killed rather than stripped, results typically hold far longer than a straight pressure wash. How long depends on shade, tree cover and how much moisture the surface holds — a north-facing wall under trees will need attention sooner than a sunny one.

Is the solution safe for my landscaping?

The solutions are used at controlled dilutions, plants are covered and pre-wetted before we start, and everything is rinsed afterward. That routine is the difference between a clean building and a dead hedge, so we do not skip it.

Can you soft wash a roof without walking on it?

Yes. Roof soft washing is done from the ground or from a ladder at the edge wherever possible. Staying off the shingles is better for the roof and safer for everyone.
