The North Meridian corridor is the defining commercial feature of Carmel: roughly six miles from 96th Street to 146th Street, around 125 corporate headquarters and close to fifty office buildings, including Parkwood Crossing at 1.2 million square feet — the largest office complex in central Indiana. Most of it went up through the 1980s and 1990s after the city chose high-rise office over strip retail.
That stock is now competing for tenants against newer buildings, and vacancy along the corridor runs around twenty-five percent. Exterior condition is one of the few levers a building owner can pull quickly. About Carmel
Carmel sits about fifteen miles north of downtown Indianapolis in south-western Hamilton County, bordered by the White River to the east. Its population has passed 105,000, up from 6,568 as recently as 1970 — which explains why so little of the housing stock is old.
It is probably best known nationally for its roundabouts, of which the city has well over a hundred, and for the Palladium at the Center for the Performing Arts, which opened in 2011 behind a limestone façade modeled on Palladio’s Villa La Rotonda. Limestone is a soft, porous stone, and it is a good illustration of why we match pressure to the surface rather than running one setting all day.
The Arts & Design District around Main Street and the Monon Greenway is the walkable heart of the older part of town, with condos and apartments above ground-floor commercial space. Storefront glass there faces the street at eye level, which is exactly where dirt is most obvious and where a regular rotation pays for itself.
